Position Summary

The Commercial Project Manager is responsible for overseeing all phases of commercial construction projects from pre-construction through close-out. This role serves as the central point of coordination between clients, consultants, subcontractors, and internal teams to ensure projects are executed efficiently, safely, and in alignment with HDC’s standards for quality and performance.

This position requires strong leadership, financial oversight, scheduling discipline, and proactive problem-solving in a fast-paced environment.

Primary Responsibilities

Pre-Construction & Planning
• Participate in budgeting, estimating, and scope development
• Review plans and specifications for constructability and coordination
• Assist in subcontractor selection and bid leveling
• Support permitting and regulatory coordination
• Develop preliminary schedules and project timelines

Project Execution & Oversight
• Manage day-to-day project operations from mobilization through completion
• Maintain and update project schedules to ensure milestone achievement
• Oversee subcontractor performance, coordination, and sequencing
• Conduct regular site visits to monitor quality, safety, and progress
• Lead project meetings and maintain accurate documentation

Financial Management
• Develop and manage project budgets, including tracking commitments and costs
• Review and approve subcontractor invoices
• Evaluate and negotiate change orders
• Forecast costs and identify potential budget impacts
• Support monthly reporting and financial tracking

Client & Consultant Coordination
• Serve as primary client contact throughout the project lifecycle
• Coordinate architects, engineers, and specialty consultants
• Ensure alignment between design intent and field execution
• Maintain proactive communication to manage expectations and mitigate risks

Close-Out & Completion
• Oversee punch list completion and final inspections
• Coordinate project close-out documentation
• Ensure timely turnover to owners and occupants

Knowledge, Skills, and Abilities

• Strong understanding of commercial construction methods and sequencing
• Ability to read and interpret architectural and engineering drawings
• Proficiency in Microsoft Office; experience with project management software preferred
• Excellent written and verbal communication skills
• Strong financial acumen and budget management capability
• Highly organized with strong attention to detail
• Ability to manage multiple projects simultaneously
• Team-oriented with a proactive, solutions-focused mindset

Education & Experience

• Bachelor’s degree in Construction Management, Engineering, or related field preferred
• Minimum of five (5) years of experience in construction project management
• Experience managing ground-up and/or renovation projects strongly preferred
